Foundation/Structural Inspection:

Our initial service begins with perfoming a detailed inspection in order to determine the condition of the foundation. This involves a thorough inspection of  the foundation area, the exterior perimeter and interior of the structure as well.

 

The inpsectors evaluation is followed up with a formal report of the findings with recommendations for repair and includes a cost estimate.

Foundation Crack Repair:

Some indications of foundation problems are windows and/or doors that fail to open or close properly, unlevel floors interior cracks and foundation cracks.  A professional is needed to evaluate the conditions. At the first sign of possible foundation a professional evaluation should be sought sooner rather than later. Over time, if left alone, these small signs of foundation problems can become much bigger issues. Our inspectors can quickly identify what the problems are.  There several possible causes of these problems one of which is foundation settlement. Foundation settlement can happen when the soil under the structure is unable to support the weight of the foundation. Cracking in the foundation walls and chimneys that pull away from the home can be directly linked to settling. The cracks can appear both horizontally and vertically.

Pipe Pile Pushing:

Pipe piling is used to support and stabilize a building's foundation. When the soil below a building is loosely or improperly compacted, it will not be enough to support the loads from the structure or offer enough strength to keep the building stable over time. A pipe piling can be used to distribute the weight of the building deeper into the earth, where the soil is often more tightly packed and transfer the loads to stronger soil layers found deep underground.

 

Piles are pushed into the ground using large machines known as pile pushers. These machines contain hydraulic systems which exert extremely high levels of force to push the piles into the ground. By pushing the piles directly into the soil without drilling holes first, the soil itself helps to support and stabilize the piles. As the pile is pushed underground, the load is displaced and the harder earth below increases friction and pressure around the pile to hold it in place.

 

Owner Jim Mello has developed a unique machine and method of pile pushing that is ecologically friendly by using electricity rather than the typically used gasoline powered machines. The benefits are it keeps costs down and saves time while producing more effective results. 

Foundation Framing Repairs:

The carpentry frame forms the structure of the building. Problems can occur with a home’s carpentry frame, whether from substandard building, water damage, age or pest. Whatever the source of the problem, existing damage to the frame compromises the strucutre and needs to be remedied. 

 

 

Post/Pier repair:

Piers and posts can rust, tilt or fail. Repair is needed to prevent the structures foundation from being compromised.

Metal Adjustable Pier Posts:

Metal adjustable pier posts provide a method of adjusting the floor elevations during repair or if needed in the future.

Seismic retrofitting:

Seismic retrofiiting, also known as earthquake retrofitting helps keep a house from being displaced from its foundation during seismic activity, reducing structural damage and increasing safety.

Floor Level Survey:

Floor Elevations are measured electronically using a computerized level instrument. The construction industry standard for floor level differential allows for a maximum variance of 1" over a distance of 20'. This is the point where unevenness in a floor tends to become discernible. A floor is not considered out of level unless the variance exceeds the standard tolerances.

 

Our inspector will evaluate the floor levels and determine the cause and recommend a remedy.

 

We re-level concrete slab foundations as well as raised foundations.

 

 

Pressure Grouting:

We offer pressure grouting as strutural settlement remedy.

 

Pressure grouting is a process used to fix structural settlement. It is performed by pumping cement grout into the soil beneath the structure. Grout is pumped through steel pipe injectors (needles) that have been pushed into the soil beneath a building or house. The depth of each injection is dictated by the soil condition and by the weight of the structure being supported. These determinations are made by our engineer.
